The ads are placed for rooms only; you would think the house would be very crowded or loud, however if you did not see the driveway of cars (newly added driveway to allow an 8-car parking), you would never know there is anyone in the home. Keep in mind, when someone searches for a room in Marietta on the app, this home is the first one to pop up on Airbnb due to the low rates. The rooms are priced based on their size, the number of guests for each night and lastly, for short and/or long-term stays. Room rates vary between $35.00-$55.00 per night. The owner can offer ad listings and all auto set communications if interested.
EX: $40.00 per night x 8 rooms = $320.00 per night x 30 days = $9,600.00 a month. This is on the low end.
There are loan programs that are not income or asset based of which can go up to 90% LTV without even requiring reserves from some lenders. There are, however, some requirements.
You ask why would the owner leave this cash cow? Due to a family member’s passing, the owner has been given the home they grew up in which is in another state. Keeping this home would no longer be conducive to them, therefore reason for the sale.
